Our industrial site visit service for Singapore manufacturers organises structured half-day or full-day tours of shortlisted Johor industrial properties — covering all six major JS-SEZ manufacturing zones in a single trip. Johor Industrial & Factory Space Guide 2026.
Table of Contents
For Singapore manufacturers seriously evaluating a Johor factory or warehouse, nothing replaces a physical site visit. Photos and floor plans don’t show you road access, ceiling height in practice, loading dock configuration, surrounding industrial character, or the 15-minute drive from a supplier you need to visit regularly. Our industrial site visit service organises a structured half-day or full-day tour of shortlisted properties across your target zones — saving you the logistics of booking individual viewings across multiple zones and landlords.
What the Site Visit Service Includes — industrial site visit
We pre-qualify properties against your brief (floor area, ceiling height, floor loading, dock configuration, power supply, zone preference, and budget) and arrange viewings at 3–6 shortlisted properties in a single day. We accompany you throughout, providing context on each location — zone characteristics, surrounding occupiers, infrastructure quality, proximity to key logistics nodes (ports, highway access, Singapore via Causeway or Second Link), and current market rates for comparable properties.
After the visit, we provide a written comparison of the shortlisted properties covering: technical specifications versus your requirements, rent and service charge, lease terms available, landlord profile (REIT-owned, private family, listed developer), estimated fit-out cost, and our recommendation with reasoning. This gives you a clear basis for decision and negotiation.
Zones Covered
We cover all six primary industrial zones in the JS-SEZ: Senai-Kulai (aerospace, precision engineering, electronics), Sedenak (advanced manufacturing, data centres), Pasir Gudang (chemicals, heavy manufacturing, logistics), Tanjung Langsat (chemicals, marine, hazardous goods), Port of Tanjung Pelepas vicinity (logistics, bonded warehousing, free zone), and Iskandar Puteri (light industrial, mixed-use manufacturing). For Pengerang requirements (petrochemical, energy), we can arrange separate specialist visits with appropriate safety briefing.
Logistics
Most Singapore manufacturers prefer to cross via the Causeway in the morning (allowing a 9am start on site) and return by late afternoon. The full-day itinerary typically covers 3–4 sites across two adjacent zones — for example, Senai and Pasir Gudang in a single day, or Pasir Gudang and Tanjung Langsat. Cross-zone days (e.g., Senai and Tanjung Pelepas) require an early start given driving distances.
We handle all viewing appointments with landlords and agents, vehicle logistics within Johor, and any pre-visit documentation requirements (safety inductions for active industrial sites). You cross the Causeway; we handle everything on the JB side.
Who This Service Is For
This service is designed for Singapore manufacturers who have passed the initial evaluation stage — they’ve done the financial modelling, confirmed the JB move makes sense, and are now at the shortlisting and due diligence phase. You should have a reasonably clear brief (approximate size, preferred zone, budget range) before requesting a site visit — the consultation service is the right first step if you’re still working through the brief.
The service is free for genuine occupiers. We are compensated by landlords and developers on successful lease or sale completion, consistent with standard Malaysian industrial property agency practice. There is no fee to you at any stage of the process.
Request a Site Visit
To request an industrial site visit, contact us with your brief: target zone(s), facility size requirement, key technical specifications, preferred visit dates, and any site constraints (e.g., must be within 20 minutes of Second Link, must have 3-phase power at 1000A, must have 8m clear internal height). We respond within one business day with a proposed itinerary and a date for confirmation.
